As a principal and co-founder of ECP, John contributes to all aspects of our business leveraging his deep understanding of property markets, development, and building operations from over 40 years of experience in the commercial real estate industry. In addition to supervising our leasing, property operations, and construction activities, John actively participates in acquisitions, dispositions, and strategic asset management both directly and through our Investment Committee.

Prior to co-founding ECP, John exercised broad executive authority over core activities in acquisitions, development, leasing, and property operations, first as a partner with William Wilson & Associates and later as chief development officer of Cornerstone Properties. He is a graduate of Yale University and Harvard Business School. John currently serves as a board member for Bohannon Development Company, Cypress Funeral Services, San Mateo County Community Colleges Foundation, and Menlo Park Police Foundation.

Eric Yopes

Principal

As a principal and co-founder of ECP, Eric provides essential guidance and leadership across all aspects of our business. In addition to supervising our financial, capital markets, and administrative functions, Eric manages our investment funds and joint ventures. He also participates in acquisitions, dispositions, and strategic asset management both directly and through our Investment Committee.

Prior to co-founding ECP, Eric carried out a wide range of executive responsibilities at Shorenstein Company. As vice chairman and managing director of investments, he played a lead role in the company’s acquisitions activities while directing its investment management and asset management functions. Early in his career, Eric spent three years at the law firm of Shearman & Sterling in New York. He is a graduate of Yale University and the University of Chicago Law School. Eric is a former trustee of the San Francisco Bay Area YMCA and current board member of Grace Cathedral.

Carol Donnelly

Director of Leasing

Carol is responsible for marketing and leasing our San Francisco, San Francisco Peninsula, Silicon Valley, and Southern California assets. Actively involved in the end-to-end leasing process, Carol attends tours, maintains strong broker and tenant relations, performs financial analysis, negotiates lease terms, and evaluates tenant improvements. She also provides valuable leasing market insight that informs our acquisition and disposition activities.

Carol has more than 35 years of industry experience. Prior to joining ECP in 2008, Carol served as a managing director of leasing for Equity Office Properties where she was responsible for leasing a four million square foot portfolio of Class A office space in the San Francisco Bay Area. Carol is a graduate of San Francisco State University. She currently serves as a board member for San Mateo County Economic Development Association.

Andrew Brown

Director of Leasing

Andrew is responsible for marketing and leasing our East Bay and Sacramento assets. Directly involved in each phase of the leasing process, Andrew attends tours, maintains strong broker and tenant relations, performs financial analysis, negotiates lease terms, and evaluates tenant improvements. He also plays a critical role in the lease underwriting process for acquisitions and dispositions.

Andrew has over 40 years of commercial leasing experience. Prior to joining ECP in 2007, Andrew was a managing director of leasing for Equity Office Properties where he was responsible for the leasing of a four million square foot portfolio of office properties in the San Francisco Bay Area, Seattle, and Salt Lake City. Andrew attended California State University, East Bay and is a California licensed Real Estate Broker.

Steve Folan

Chief Financial Officer

Steve oversees our property, fund, and joint venture accounting, tax, audit, and financial reporting functions, and administers the firm’s loans. He is also a member of our Investment Committee.

Steve has over 30 years of experience in the finance and real estate industries. Prior to joining ECP in 2008, Steve was a senior finance manager at Apple where he was responsible for all aspects of financial planning, reporting, and analysis for 175 Apple retail stores across five countries with $4 billion in annual revenue. Steve is a graduate of San Francisco State University.

Jill Benitez

Director of Property Operations

Jill oversees the day-to-day operations of our entire portfolio and serves as the interface between property management, asset management, and ownership. In addition to supervising our property managers and establishing best practices in tenant relations, lease administration, budgeting, capital projects, and risk management, Jill directs non-TI building improvements and capital repairs and replacements. She also ensures the successful transition of property acquisitions and dispositions.

Jill has over 40 years of experience in real estate, including more than 30 years in property operations and asset management. Prior to joining ECP in 2008, Jill was vice president of property management for William Wilson & Associates where she oversaw a five million square foot portfolio of Class A office properties. Jill attended Cornell University. She is a member of BOMA San Francisco.

Kendra Carter Erwin

Director of Asset Management

Kendra is responsible for asset management of the firm’s San Francisco and other Bay Area properties, including developing and executing capital improvement and re-positioning business plans.

Kendra has over 30 years of commercial office real estate industry experience. Prior to joining ECP in 2016, Kendra worked as an asset manager at PB&J Acquisitions where she was responsible for strategic planning, asset management, leasing, and project management for a diverse 1.5 million square foot portfolio of commercial office, industrial, and retail properties in the San Francisco Bay Area and Sacramento. She also served as a property manager at Transwestern and an asset manager at Coast Range Investments where she was responsible for financial results and improving property operations for a 2.3 million square foot portfolio of Class A office properties in Texas, Colorado, and New Mexico. Kendra is a graduate of University of Southern California and holds a California Real Estate Salesperson’s license.
